Remember to have your gas appliances serviced regularly. Older open flue
appliances should be serviced at least once a year, to ensure safety and
efficiency. Even the newest condensing boilers should be inspected regularly to
maintain safety. Most manufacturers will specify a yearly service visit to maintain
the warranty.

Upgrade your controls!
With a plethora of makes and models to choose from, why not

Due to a lack of servicing (by the
previous home owners), this
boiler’s heat exchanger had been
leaking. Had it been maintained
properly, this situation could have
been avoided.
The only option for this appliance
would be a replacement heat
exchanger or a new boiler, both
are expensive options compared
to a strip down service and a new
burner seal being fitted!
An emergency boiler change, due to tenants complaining about lack of
heating and hot water. Despite best efforts at a repair, the boiler decided it
had had enough, so a replacement was the only solution.

Manufacturers put a combi’s life span at 10 years, at which point it is thought
a replacement appliance provides better hot water performance as well as
better reliability. Most new boilers come with a minimum of 5 years
guarantee, with some brands offering 7, 10 or 12 years of manufacturer
support.
